Position Overview:
The Construction Estimator – Commercial TI is responsible for developing accurate and timely cost estimates for interior tenant improvement projects ranging from small-scale office remodels to large commercial buildouts. The Construction Estimator – Commercial TI is responsible for developing accurate and timely cost estimates for interior tenant improvement projects ranging from small-scale office remodels to large commercial buildouts. This role requires strong conceptual estimating abilities, experience interpreting construction documents, and collaboration with internal and external stakeholders.
Estimating & Preconstruction
- Develop detailed and conceptual estimates for Commercial Tenant Improvement projects in the pre-construction phase.
- Analyze architectural, structural, and MEP drawings and specifications to prepare accurate quantity take-offs and cost estimates.
- Collaborate with project managers, architects, engineers, and subcontractors to refine scopes and budgets.
- Lead or support the preparation and administration of bid packages and RFPs for subcontractor pricing.
- Prepare detailed cost comparison analyses, value engineering options, and constructability reviews.
- Assist with risk analysis, budget validation, and recommendations for budget adjustments based on scope changes.
- Utilize Procore Estimating & Bidding tools for digital takeoffs, bid management, and communication with subcontractors.
- Maintain and update a comprehensive cost database of past project pricing, quantities, and scopes to improve accuracy of conceptual estimates.
- Analyze cost trends and market conditions to proactively adjust estimating assumptions.
- Use historical cost data and benchmarking to support early-stage budgets and feasibility studies.
- Research, identify, and prequalify new subcontractors and suppliers to expand Oxford Construction’s vendor portfolio.
- Build and maintain strong working relationships with subcontractors to ensure competitive and reliable pricing.
- Conduct periodic outreach meetings with subcontractors to review bid expectations, project requirements, and performance feedback.
- Coordinate with the project team to ensure the subcontractor list is up-to-date and aligned with project needs and compliance requirements.
- 3–7 years of experience in construction estimating with a focus on Commercial Tenant Improvements.
- Proficiency with estimating software (e.g., Bluebeam, On-Screen Takeoff, or similar).
- Strong understanding of construction means and methods, cost drivers, and local market pricing.
- Ability to read and interpret architectural and engineering drawings and specifications.
- Experience working with subcontractors, suppliers, and internal project teams.
- Proficient in Microsoft Excel, Word, and Outlook.
- Excellent written and verbal communication skills.
- Strong analytical, organizational, and time-management skills.
- Ability to manage multiple estimates and deadlines simultaneously.
- Experience using Procore’s Estimating and Bidding Modules.
- Bachelor’s Degree in Construction Management, Engineering, Architecture, or related field.
- Experience working within a Commercial Real Estate environment or ownership group.
- Knowledge of local building codes, permitting processes, and construction logistics for commercial interiors.
