JOB SUMMARY:
The Building Engineer is responsible for the operation and maintenance of all equipment, including mechanical, electrical, plumbing and life safety equipment at assigned properties.

JOB REQUIREMENTS:
PHYSICAL REQUIREMENTS & WORKING CONDITIONS:
Employee will be regularly required to sit, use hands to handle or feel, and talk or hear. Employee will be frequently required to reach with hands or arms. Employee is frequently required to sit or stand; walk and stoop, kneel, crouch, or crawl. Employee must frequently lift and/or move up to 25lbs, and occasionally up to 100lbs. Specific vision abilities required by this job include close vision, distance vision, and depth perception. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Employee will frequently be exposed to outside weather conditions, and occasionally be near moving mechanical parts and work in high areas. Safety best practice is to be executed. Noise level will be moderate to loud.

JOB DUTIES:
Core duties and responsibilities include the following. Other duties may be assigned.
- Respond to service orders as requested by tenants or office in a timely manner, including after-hours calls while on-call. Promptly record detailed, professional, and accurate notes on work orders.
- Complete routine repairs to lighting, plumbing fixtures, walls, furniture, appliances, doors, and locks.
- Ensure building grounds are compliant with city, state, and federal safety and environmental laws, codes, standard, and regulations, as well as presentable and identifying/resolving any plant and/or irrigation related matters.
- Coordinate any on-site projects as requested.
- Escort various inspectors, contractors, and others as directed.
- Maintain working knowledge of building controls to include: electrical, plumbing, mechanical, BAS, building access, security, fire and elevators
- Inspect new installation for compliance with building codes and safety regulations
- Perform basic repairs including but not limited to carpentry repairs, floor repairs, plumbing repairs, electrical repairs, mechanical repairs.
- Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Maintain all fire life safety systems and ensure all emergency lights are operational.
- Ensure all exterior lighting is programmed per seasonal needs.
- Order, maintain, stock and inventory parts and supplies.
- Resolve building leaks and repair any water damage.
- Maintain company vehicle in clean and orderly manner; maintain truck stock at all times.
- Perform preventative maintenance in accordance with assigned schedule
- Provide accurate and timely recordkeeping of expenses.
- Assist in residential turnover as needed.
- Support the maintenance and repair team as needed.

JOB REQUIREMENTS:
- High School diploma or general education degree (GED) and 1-3 years related experience, or equivalent.
- Working knowledge of electrical, electronic, pneumatic and mechanical control devices.
- Knowledge of basic hand tools and power tools.
- Ability to work independently and complete daily activities according to instructions.
- Familiarity with fire/life safety equipment/procedures, including Fire Pump Operation, Elevator Safety, and Emergency Back-Up Generator’s operation.
- Ability to understand, follow and transmit written or verbal instructions.
- Demonstrate strong communication skills; ability to correspond in a professional, businesslike manner.
- Ability to use smart phone and/or tablet for work orders, email, etc.
- Must have valid driver license. Company vehicle will be provided.
- Perform all job duties with a positive attitude.
